Securing Your Purchase

Once your purchase has been finalized, you will receive your Agreement of Purchase and Sale. This document outlines the terms and conditions of your condominium purchase, along with supporting schedules and materials such as your suite floor plan, Statement of Critical Dates, and other important details.

At this stage, please ensure that all of your contact information is accurate and up to date. Should any of your personal details change, kindly notify us promptly. We may also request confirmation of your firm mortgage approval and your lawyer’s contact information, if applicable.

Personalizing Your Home

As construction of your new community approaches, you will be invited to personalize your suite through our Design Studio.

You will receive an email invitation to book your design appointment — please watch for this communication to secure your preferred date and time.

During your appointment, our team will guide you through a curated selection of finishes, materials, and upgrade options. You will also be introduced to our interactive design app, which allows you to visualize your chosen features within your suite, including a detailed review of the electrical layout.

Once your selections are finalized, your design choices will be confirmed — bringing your vision one step closer to reality and ensuring your new home reflects your personal style.

The Construction of Your Home & Community

The construction phase is one of the most exciting stages of your homeownership journey. It is during this time that your future residence and community begin to take shape.

Our experienced construction team works diligently each day to deliver high-quality homes and thoughtfully built communities for our homeowners and their families.

While there are many important milestones throughout the construction process, below are several key stages to be aware of:
Construction Start
Once all zoning approvals and municipal permits have been secured, construction of your home and community will officially begin. You will receive an Official Notice of Construction Start outlining what this milestone means and how it may impact your anticipated occupancy timeline.
Roof Completion
Reaching the full structural height of the condominium — often referred to as “roof completion” — is a significant milestone. This stage signals that your building has topped off and brings you one step closer to occupancy.
Potential Occupancy Delays
Construction timelines can be influenced by various factors, including labour availability, material supply, weather conditions, and regulatory approvals. While our construction team works proactively to minimize delays wherever possible, we regularly review the development schedule and will keep you informed of any changes that may affect your occupancy date.

Understanding Your Occupancy Date

Throughout construction, your occupancy date may move through several stages:
Tentative Occupancy Date
This is your initial projected occupancy date. It may be extended during construction, provided that your Outside Occupancy Date (as outlined in your Agreement of Purchase and Sale) is not exceeded.
Final Tentative Occupancy Date
Once the roof of your building has been completed, your occupancy date will be updated to a Final Tentative Date.
A Final Tentative Date may be extended only once, for a maximum of 120 days.
Firm Occupancy Date
Your occupancy date becomes Firm either: If the Final Tentative Date is extended, or 90 days prior to the Final Tentative Date Once Firm, your occupancy date will only change in the case of an unforeseen circumstance beyond the builder’s control (for example, a labour strike or significant material delay).

Your Homeowner Orientation is more than just an inspection or the statutory Tarion Pre-Delivery Inspection (PDI) of your new home; it's an opportunity for us to orient you to your new home, community, and condo lifestyle.

Your Homeowner Orientation is an important milestone in your homeownership journey. This appointment takes place approximately one month prior to your occupancy date, and no later than one week before occupancy. The session typically lasts between one and two hours. During this appointment, you will:

Explore Your New Home

Together, we will conduct a detailed walkthrough of your suite and review its condition. Any items requiring attention prior to occupancy will be documented accordingly.

Review Warranty, Maintenance & Emergency Procedures

Our team will demonstrate the proper operation of your home’s systems and review routine maintenance requirements. We will also explain your warranty coverage and outline procedures to follow in the event of an emergency.

Tour Your Community & Meet the Team

You will have the opportunity to explore your building amenities and common areas, and to meet your Property Management and Concierge teams, who will oversee the daily operation and management of your condominium community.

Dress Accordingly

We recommend wearing comfortable clothing and closed-toe footwear. Depending on the stage of construction, certain areas of the building may still be active construction zones or awaiting final municipal occupancy approval.

For your safety, we may provide protective equipment such as a hard hat and steel-toe footwear with disposable protective liners. You may also be required to sign a Safety Acknowledgement Form prior to entering certain areas.

It's an exciting time when you pick up your keys and get ready to move in. Keep in mind these milestones for a smooth closing and move-in.

It's an exciting time when you pick up your keys and get ready to move in. Keep in mind these milestones for a smooth closing and move-in.

Closing on Your Occupancy Date & Key Release

On your occupancy date, your home will either proceed through an Interim Closing or a Final Closing, depending on the registration status of your condominium corporation.

Interim Closing

If your community has not yet been registered as a Condominium Corporation, you will complete an Interim Closing.

During Interim Closing:

  • You will not yet receive legal title to your home.
  • You will be required to pay a monthly occupancy fee.

This fee is calculated based on projected property taxes, estimated maintenance fees, and interest on the unpaid balance of your purchase price.

At this stage, you and your immediate family may occupy the suite.

Final Closing

If your community is registered before your occupancy date, you will proceed directly to Final Closing and immediately receive legal title to your new home.

Mortgages commence at Final Closing.

If you previously completed an Interim Closing, you will be notified of your Final Closing date, which typically occurs four to six weeks following registration.

Key Release & Your New Home Closing Package

Once your suite has legally closed — confirmed by both our legal team and yours — your New Home Closing Package will be available for pickup.

This package includes:

  • Community access devices
  • Suite keys
  • Locker keys (if applicable)
  • Other common area keys as applicable

Prior to closing or move-in, you will receive Del Property Management (DPM) registration forms from our Customer Care team. These forms must be completed before or on your closing date to activate your access devices.

The forms will request:
  • Owner and resident information
  • Vehicle registration details
  • License plate information
  • Pet profiles (if applicable)
  • Additional residency details

Moving In

We recommend arranging your move one to two months in advance of your anticipated move date.Be sure to obtain a Moving Day Guide from Customer Care, your Concierge, or the DPM team. This guide outlines:

  • Designated moving areas
  • Elevator dimensions
  • Parking and garage access
  • Maximum allowable truck and furnishing sizes

To ensure a smooth move, contact Property Management in advance to reserve an elevator for moving or large deliveries that cannot be transported through the lobby.

Registration & Final Closing

Registration

Registration is the formal process by which the Condominium’s Declaration and Description are approved by the City. Upon completion:

  • A Condominium Corporation number is issued.
  • The Condominium Corporation is legally established under the Condominium Act.

A Board of Directors — elected by homeowners — is formed to oversee the operation, maintenance, and repair of common elements and shared assets.

Final Closing

At Final Closing:
  • You receive legal title to your home.
  • Your mortgage becomes active.
  • Interim occupancy fees cease (if applicable).

If your occupancy date occurs after registration, you will bypass Interim Closing and proceed directly to Final Closing.

  • Del Property Management (DPM)
  • Your professional DPM team oversees:
  • Building operations and maintenance
  • Emergency response coordination
  • Amenity scheduling
  • Community committees
  • Common area concerns and resident relations
  • DPM serves as your primary contact for shared space matters and building-related inquiries.
  • Concierge

Your 24-hour Concierge team provides:

  • Visitor access control
  • Package receipt and storage
  • Amenity reservations
  • First response for in-suite or building emergencies
  • They are your first point of contact for daily assistance within the building.
  • Building Superintendent
  • Working closely with Property Management, your Superintendent is responsible for maintaining:
  • Common areas
  • Amenity spaces
  • Corridors
  • Garbage systems
  • Underground parking
